It's more cost efficient to buy. lol

You can't rent what we need for under $800/900. For that, we can pay a mortgage. We'll be here for 2 years. It's a military town...people are always coming in and out looking for places to live. We'll be ok right?

But yes. NOW WE'RE GOING TO BUY. lol

I've been looking at decent 3br 2ba in the 120's. I found a REALLY nice one with a fenced in yard that I inquired about on realtor.com I'll have to find the link...

It HAS to have a fenced in yard.

I would like to keep it under 150k!

I don't know if the one posted above is being worked on or if it needs work. Looks like the wood molding is ripped up and in the process of being replaced? I don't mind painting either...

Do you have a realtor? Get one, seriously. I can give you the name of ours if you want, but having her was a God send, she helped so much in the process of everything to make sure everything went as it was supposed to. You don't pay anything for the realtor (in case you're not familiar with how it works, I wasn't before), she gets her money from the seller.

Both look nice, the second one is pretty close to me too, hehe. Keep in mind that is going to be about 35-40 minutes from base without much traffic though.

Would you mind giving me her contact info?

Did you use the VA loan? How does all that work? I'm picking up pieces of knowledge as I go... A coworker of mine told me to talk to a mortgage broker, figure out what I can spend, and then get a realtor...

I don't think Jon would mind a 45 minute drive to work. I drive a half hour...and...well...he wants to be "away" from base. lol

OH MY! You know...with the exception of the ridiculously motarded colors...it's not a bad looking house...and it has a fenced in yard!!!

I would paint that thing...FAST. lol

I can't really recommend how to do it "correctly" because we got orders about 3 weeks before we moved, everything was very, very rushed. Our mortgage is through Navy Fed though and we knew pretty much from the beginning that's what we were going to do. We did use the VA loan and honestly I don't know how we started with that, but I think Navy Fed took care of that part. Chris had to get several documents proving he was eligible, but we turned them in at the mortgage office.

Definitely know what you can spend first and know what you want, what is your must have in a home, # bedrooms, bathrooms, garage or not, you know you need a yard, etc, get it all listed so you can narrow your choices down.

Navy Fed is who you guys use for your bank right? I have to ask my husband how this whole thing works in terms of loans... I've never taken a loan out in my life. We bank through Suntrust but there isn't one down there.

How do you find a mortgage broker?

Yes, Navy Fed is our bank and we have our mortgage through them. I'm not sure about how to find any one else... Chris applied for pre-approval online through Navy Fed and then they contacted us and took care of the rest. Navy Fed has a mortgage office in Jacksonville, on Piney Green, which is where our broker worked.
